The Mehrshahr Commercial Office Building is located on a 2,430 m² site along Eram Boulevard in Mehrshahr. With a total floor area of 20,000 m², the project accommodates 38 retail stores, 26 office units, a restaurant across four above-ground levels, as well as a hypermarket and 258 parking spaces distributed over four basement floors.
A key feature of the site is the 7,000 m² public park situated along the building’s eastern edge, directly facing its main façade. Rather than treating the park as a separate urban element, the design seeks to strengthen its presence and extend its influence into the project. A pedestrian route originating from the park continues through the building, linking the eastern and southern entrances and creating a strong connection between the project and the surrounding urban fabric.
This extension of the public realm forms an urban plaza at the building’s entrance, where landscape, pedestrian activity, and architecture converge. The building mass steps back to accommodate and enhance this civic space. As the pedestrian passage moves through the project, it is lined with retail frontages, evoking the spatial character and social vitality of traditional bazaars while reinterpreting them within a contemporary commercial environment.
